The approach comes first
Nothing out here is quoted without driving the approach. It is not caution for its own sake: a full-size vehicle that cannot reach the door, with a crew standing in a lane and a completion time running, is the one outcome nobody recovers from.

Equestrian and smallholding property
A good share out here, and consistently underestimated. The house is the quick part; the stables, tack room, feed store, workshop and machinery are what make the day. Surveyed properly, with anything needing lifting gear identified before the date is confirmed.
Box Hill
A practical note. The Zig Zag is not somewhere we take a loaded removals vehicle, and we will say so rather than attempt it. The lanes around the hill are workable with planning, and we route around the steep sections rather than through them — which occasionally adds distance and always adds less than a problem would.
Winter
Higher and more exposed than the town, and the lanes hold ice longer. We check conditions on the morning rather than trusting a valley forecast, and we will move a start time rather than put a loaded vehicle onto a frozen single-track.

01 What is the housing like out here?
Village property and larger houses on generous plots, with farm and equestrian holdings scattered between them. Attractive, and frequently at the end of something narrow.
02 Do you always look at the approach?
Always, out here. Single-track lanes with high banks and few passing places, branches that will not clear a high vehicle, and drives that are gravel or unmade and soften after a wet week.
03 Are there equestrian properties?
A good number, and they take longer than the house suggests. Stables, tack rooms, feed stores and machinery are all part of the load and none of them appear in a room count.
04 Is Box Hill a problem?
