The largest houses on our patch are among the easiest to work in and the easiest to underestimate. Inside, the rooms are generous, the doors are wide and the staircases were built for furniture. Outside is where the day is decided.
The entrance decides it
Before anything is quoted on a gated property we want four answers:
- How wide is the gate, and will a full-size vehicle clear it
- Does the drive turn tighter than it looks on a map
- Will the surface take a loaded vehicle, or only an empty one
- Is there turning space at the house, or does the vehicle reverse out
Add a fifth for the ones with an entry system: how does the gate open, is there a code, and does somebody need to be there. It sounds trivial and it is the difference between starting on time and standing at the end of a drive.
The volume is never in the rooms
It is in the garage, the annexe, the garden room, the workshop, the pool house, the loft and the store. A five-bedroom house with all of those holds far more than a five-bedroom house without them, and a phone estimate cannot tell the difference. These get surveyed properly, and where something needs lifting gear we identify it before the date is confirmed.
Contents that need more than a blanket
This part of Surrey carries an unusually high share of them: veneered and inlaid furniture, marble and glass tops, gilt, large mirrors, long-case clocks and framed work. Those are identified at survey and given cases or crates rather than blankets, and anything genuinely valuable is declared so cover is arranged and confirmed in writing before you book.
Two vehicles rather than two trips
On a genuinely large house, one vehicle doing two runs makes a long day longer and adds a handling. We would rather send two and say so at survey. Where completion times are tight at both ends, splitting across two days is frequently better than compressing into one.
