Regularly. Oxshott, the Fetcham hillside and the larger properties around Bookham — usually gated, usually with a long drive, and almost always holding more than the room count suggests once the garage, the annexe and the garden store are counted.
Four things: the gate width, whether the drive turns tighter than it looks, whether the surface will take a loaded vehicle, and whether there is anywhere to turn at the house or the vehicle reverses out. Those are settled at survey, not on the day.
For long moves, yes, and it cuts both ways. Leatherhead sits close to junction 9, which makes it unusually well placed to start a long move — and makes the loading hour matter, because the same junction is not kind at the wrong time.
We work the edges but not the cores. Epsom has its own specialist on our network, and Surrey-wide and long-distance work goes to our county site. Both know their patch better than we would, so we point you there rather than covering a town in passing.
Yes — wrapped, listed on an inventory and racked indoors, collected as part of the same move. Commuter-belt chains run long, so it comes up more than people expect.
Volume, access at both ends, how much packing you want done, and distance. Around here access is a bigger line than usual: a gate that will not take a full-size vehicle changes the crew and the day, and it is not visible from a floor plan.
No, and there is no obligation. For a town semi a video call usually does it; for a gated property or a village lane we would rather come and look at the approach ourselves.
Because of what is around it. Garages, annexes, garden rooms, workshops, lofts and stores — all coming, all slow, and all routinely omitted from an estimate given over the phone.
Yes. The old town and the villages have a good deal of it, and on those the building is frequently more fragile than the contents. Boards and padding go down before anything moves and the route through the house is agreed rather than improvised.
Veneered and inlaid furniture, marble and glass tops, gilt, large mirrors, long-case clocks and framed work. Those get identified at survey and given cases or crates.
Some. The lanes under the Downs towards Mickleham, Headley and the Horsleys are narrow in places with high banks and few passing places, and a handful of drives are unmade. Anything out there is looked at before quoting.
Uprights routinely, with the correct board and straps. Grands we assess first, and out of an upper floor with a turned stair we would rather bring in a piano specialist than improvise.
Goods in transit and storage cover are in place, with the usual conditions around owner-packed cartons and items of unusual value. Declare anything genuinely valuable at survey and we will confirm in writing what applies.
Either, or a split. The usual arrangement is that you do the books, the clothes and the garage and we do the kitchen, the glass, the pictures and anything old.
The load stays on the vehicle or goes into store overnight rather than onto a driveway. We tell you plainly what that means for the booking rather than sending a surprise invoice.
Small commercial — offices around the town centre and the business parks off the bypass, practices, studios and small units. Out of hours usually makes most sense so trading stops for the least time.
Yes. Two households merging, or a house plus a storage unit emptied on the way. Mention both so the route and timing are costed from the start.
As soon as you have a date, even provisional. Fridays and month-ends go first, and gated or rural properties want more notice because the vehicle and crew size are decided after we have seen the approach.
We do, built from the survey inventory. Since the UK left the EU a household move needs a proper packing list and the destination country's transfer-of-residence process, and each of the four differs.
