That last one sounds trivial and it is the difference between starting on time and standing at the end of a drive with a crew on the clock.

Several roads here are privately maintained, some are unmade in stretches, and a few have their own arrangements about vehicle access and weight. Better established at survey than at the entrance on the morning.
The volume is outside the house
Garages, annexes, garden rooms, workshops, pool houses, stores and lofts. A five-bedroom house with all of those is not a five-bedroom load, and a phone estimate cannot tell the difference — which is why these are surveyed properly and, frequently, crewed with two vehicles rather than one doing two runs.
